This image shows the foundation of the Rowayton house. The foundation is constructed with a product called Superior Wall. Superior Wall is a a pre-manufactured insulated concrete wall system. It comes to the site in large panels shipped on trucks and lifted into place by crane. The panels are set on a gravel foundation and bolted together on site. The manner in which they lock together creates a weather and water tight bond which is then also water sealed along all of the outside underground surfaces. The benefit of something like superior walls is that they are pre-insulated (Similar to ICF’s*) and due to their T-shape they break a great deal of thermal bridging*.

Hello Everyone,
Things are moving right along on site.
The sheetrock and Hardi backer are almost all up. The tapers are well under way.
The tiler has laid mud and is getting ready to start laying tile this week.
Ian has been working on the paneling on the back of the house as well as the window trim. Bill is priming and painting all sides of the window trim prior to installation.
Jon and Dan are working on installing the staircases.
McChord has been out to see the excavation. They are going to need to update the plans now that the ground is open and they can see all that is going on. There are only 2 cisterns, not 4 in the ground. Tom said we should see the drawings this week which will include the pumping system.
The tree has been cut and dried. George is now milling the actual door casings.
The cabinet boxes and face frames are all built. Tom is priming this week.
I have compiled LEED info for products. Barbara and Phyllis if you want to pick that up let me know. I also have the copy of Jon’s Durability Checklist. If you need me to send that to Josy I can or if you think it is best to send all of the info together, let me know.
Anthia, I do need to get the Paperstone samples and the AFM fan deck to you. Also, we need to talk about door hardware.

Hello Everyone,
For this week:
The excavator will be out tomorrow to start the excavation for the irrigation and propane tank.
The tiler will be out this week to start hanging the Hardi backer and arranging tile layouts. The tile will be delivered on Wednesday.
The sheetrock will continue this week and the taping will begin at the end of the week.
Ian has been working on the exterior window trim. Elizabeth will be out tomorrow to give approval and then they will continue working on that this week.
Tomorrow, the 26th, Jon will not be on site until the afternoon. He has been invited to speak at the capital with the lead attorney from the Connecticut Fund for the Environment.
Also, due to the excavation, we should not do an onsite meeting this week. If there items to be discussed, please let me know and we can schedule a meeting somewhere off site.

Hello Everyone,
This week our guys are finishing up the caulking/insulation aspect of the job. The inspector OK’d the third and second floors, so those are now being sheetrocked. He will be back out on Wednesday to OK the first floor. Jon was able to install the blocking in the master bath for the towel ring.
Tomorrow, the Pur2o guys will be out to install. Barbara is also planning on being out to take some pictures for Josy before the walls get closed up.
It seems that it is a pre-requisite from LEED to do a radon system. I am going to reach out to a few companies to see if they can come out this week to give numbers and ideas.
Has the irrigation confirmed a date for this week? Our excavator is planning on coming out the week of the 25th to start. If Chris could come out this week, that would be handy. Anthia and Sam, due to the location of the 1000 gallon tank that has to go in the front yard for the irrigation system, we are not going to be able to put the propane tank where we had wanted. We have come up with 2 options for the backyard, which I will need your approval on.
Also, Anthia, I will give you some options for the door hardware for the 2 Dutch doors. At that time I can show you where we are thinking the propane tanks could go.
For this week, there will not be a site meeting due to school vacations.

Contractor’s Notes 4-11-11
Hello Everyone,
We have another busy week on site. Our guys are prepping for the siding and will be installing the ½ round windows.
Today B&D started to run the duct for the kitchen hood.
On Tuesday, Pete, the building inspector will be out for the insulation inspection; Josy, the LEED verifier will be out to go over her checklist and sheetrock is getting delivered. For Josy, she will be on site from 11-2. Part of the time will be spent inspecting and questioning and the other part will be spent taking pictures. She will be reviewing the durability check list and conducting a duct test. For the blower door, she said it is not necessary at this stage and it will be inaccurate due to the fact that there are doors and windows that have not been installed yet (plus trades guys walking in and out won’t help either. She said she has a good idea of where leaks tend to be and can make recommendations onsite. The focus will be the house and if she has any landscaping or location issues, she will email us for the info.
On Wednesday, the tiler is mudding the shower pans. Then the plumber will be back in to lay the vinyl. We are hoping to get the inspector back out to OK it by the end of the week. We are looking to get the tiles delivered in the next 2 weeks. In the meantime we will be hanging the hardi backer in the bathrooms prepping for the tile.
For the rest of the week, we will be installing sheetrock and taping.
Jon and Elizabeth approved the story boards for the inglenook so Tom has started production on the cabinets.
McCord Civil Engineering drawings should be complete this week regarding the irrigation.
We would like to do a walk through with Anthia to determine where hooks are going so that we can put blocks up before we sheetrock.
Inspections - LEED Platinum Home Progress Report
Contractor’s Notes 4-4-11
Hello Everyone,
The rough mechanics are finished! The inspection went well today. We have to add some fire blocking in the attic and the inspector wants Aegis Solar and Cyclone to come down and pull their permits (both said they would do it in the AM). He is going to come back out tomorrow afternoon and we should have the OK to start insulating.
Once we get the inspector’s OK, the guys will be insulating the rest of the week. Elizabeth, have you heard anything form the state regarding the vapor barrier? All of the trade mechanics will be on site throughout the week stubbing into the basement and organizing the mechanical room.
The ½ round window is getting delivered on Wednesday and will be installed this week.
We have gotten numbers back for the propane tank, so we do need to determine the size and the location. For location, we think the front yard would be better than the back, that way the Nickerson’s will not have to deal with a propane truck backing down the driveway to fill a tank in the backyard. If we make it accessible in front, they will not have to pull in very far.
I have also found a company in MA that sells seashells specifically for driveways. They are already cleaned and crushed (so no flocks of seagulls surrounding the job site). They are going to get me firm numbers later this week regarding shipping and the availability.
Anthia cannot come to a meeting until later on in the day and Barbara is sick and would like to postpone the LEED info meeting until next week. Can we move the meeting to onsite around 11 instead, that way Anthia can be there and we can talk about the propane tank and change work orders?

Contractor’s Notes 3-28-11
Hello Everyone,
We have a very busy week on site, today especially:
The mason is out and finished the foundation veneer yesterday. Today he will be putting the bluestone slabs on the front porch.
The central vac guys are coming out to place the inlets according to the updated drawings Elizabeth sent over. 3 additional inlets were added.
The roofers are out today and taking advantage of the nice weather.
The plumber is out finishing up his roughing.
The electrician is out finishing up his roughing.
The oil tank is getting removed at noon.
We will let everyone know when the inspection is. We have had to do some of the insulating in the attic space so that the mechanics could run their equipment with the insulation at their backs. After inspection, we will insulate the remainder of the house. Elizabeth, can you let me know as soon as you hear from the state official about the OK on no vapor barrier? I will keep Josy updated so that she can schedule herself out to come down and see the site.
Also, as part of LEED we need to do the house manual. A friend of ours is coming to do a video manual that can accompany the booklet. Our plan is to have Jon walk through each room in the rough stage as well as the finished stage, explaining where all of the mechanics run in each room and the finishes used in each room. He will also do a run down in the mechanical room, which will help future mechanics and homeowners. Dave is going to start today so that he can see all of the action.
Anthia and Jon are planning on meeting on Thursday to discuss change work orders. We have grouped them in the following way:
1.Mechanical:
Upgrade of heating/cooling system
Upgrade of water purification system
Additional central vac inlets
2.Interior Work:
1st floor to 2nd floor staircase modification (due to the climate panels for the heating)

Is a site meeting necessary this week? We are going to have a lot of guys all over the site, so I think it would be safer if we were not. Jon does not have any questions right now. I think we are just waiting on the OK for which type of moulding for the 2nd floor.

Hello Everyone,
For this week we were going to try to get started on the roof, however, our dream may be thwarted by the weather. In the mean time, the guys will work on insulating the knee walls and attic space to accommodate the ducting, installing the last few Eagle windows and doors, removing the appliances from the basement and sheathing the gable side. We would also like to get the few remaining donation items off site this week.
Today, Jennifer Boyd, the EMF expert, was out to give her opinion. Elizabeth, I did not get the attachment from her review, if you do not mind resending it.
Tomorrow, Tuesday, the oil tank is getting removed. Pur2o will be out to test the water and make their recommendation for the home.
The tree from the backyard is in the process of being milled. Barbara and Phyllis if you want to stop by and take pictures, let me know. George is a sweetheart and was very accommodating when Anthia and Sam wanted to visit the tree this weekend.
We are shooting for a rough inspection on the 28th. From there we will be sealing where there may be any air infiltration and also insulating. I think it would be best for Rob to come out after we put up the vapor barrier (it is required by the town) to do the blower door test. If any modifications need to be made, we can do it then prior to sheetrocking. Does Josy do a separate blower door test at the very end of the project or would we be responsible for that?
Since Anthia, Elizabeth and Jon got to meet today, it seems as though that can count as the weekly meeting. Jon does not have any questions at the moment. I can always do paperwork with you at another point, Anthia. Plus, it supposed to downpour on Wednesday and we all know how lovely the site is in the mud. If anyone feels anything needs to be discussed, let me know.

DIRTY WORK
Building a house is dirty work. The weather for this particular job has been relentless. The job started Nov 1 2010 and by December the weather started to be problematic. Usually I tell clients that starting a project in the winter is no big deal. As long as we can get concrete in the ground, building in the winter is usually not a big deal. But this year was a completely different story. This year we had 85 inches of snow and it was absolutely freezing for the first 6 weeks of the year. If the guys could even make it to the jobsite they were out shoveling- foundations, roofs, driveways, lumber stacks, etc. for hours on end. We have had 2-3 feet of snow on the ground for most of the winter. Now that the weather has warmed a bit everything is mud. No matter how clean the guys sweep the site at end of the day it is filthy again the next. And now it won’t stop raining or sleeting or snowing and then raining. I am always amazed that the guys on the site have such a good attitude. The electrician did comment yesterday that he didn’t understand why we even have HVAC guys on the job- it is always cold here- all they will need is heat. It’s true I can see how he feels that way. Every day on site seems to be damp and cold and dark. Today the job site was a royal mess – subfloor had been pulled up to install ducts, holes were being cut in framing everywhere for plumbing and HVAC lines. It was all dark and mud and saw dust and way too many guys working and way too many holes in the floor to fall thru. And of course I was wearing high heels. Yet every person on this site is totally cheerful, nice, fun, happy. It was the highlight of my day to go to the site. There is just something better about building a green home. Everyone on board cares and likes what they do. We all believe in what we are doing. Everyone is sort of cut from the same cloth- GC, subs, architects, clients. This is a great job. This is the way a job should be. People who have horrible building experiences have no idea what it is like to build a house of good intention. It is a completely different world.

Hello Everyone,
I am sorry this is a day late, as I was not feeling well yesterday.
Eaves and soffits are being done this week, as well as some corner boards.
New Canaan Alarm was out and are nearly done roughing.
Electrical, plumbing and HVAC roughing is all coming along.
So, the site meeting is still on for tomorrow at 10am. Jon would like approval for some of the soffit details and the sill.
Anthia, the tile measurements that Fordham is looking for is a measurement that we do once the Dura rock is up. Can they send over a rough sketch like what they did before so our tiler can get a grasp on what is ahead of him?
The oil tank is scheduled to be removed this coming Monday.
The Tree Comes Down! - LEED Platinum Home Progress Report

Hello Everyone,
We have a busy week in front of us!
The guys will be working on the mechanical room and the walls in the basement, finalize the basement stairs, build the fascia and eave overhangs to prepare for roofing.
The masons are doing the front porch, veneer work and both side entrances. The masons were able to find very similar stone to the existing foundation. They have also completed the chimney extension. We did have to knock the chimney down to the roof so that it would look consistent; there was no additional charge for that.
On Tuesday, O’Neill’s will be out to take down the tree in the morning (it was 30 mph winds today and that tree was dancing!) George the mill worker was out today and can receive the tree for milling. Jon gave him the cut list for the door casings. Jon can also take pictures of the tree tomorrow.
On Wednesday, Peter, the electrician; Josh, from B&D; Elliot, from Aegis; and Cliff the plumber will be out for the 10 am meeting. They are coordinating roughing locations and awaiting our OK on locations. That is what we were planning for the bulk of the meeting. If there is anything else that needs to be discussed, please let us know.
On Thursday, Jon and Anthia are going to pick out a kitchen hood and review tile layout.
On Friday, Jon is going to a Hardi seminar to learn about some of their new products and warrantees. Antonio from Pur2o, the water purifying/softening system will be at the store at 3pm to talk about his system. Everyone is welcome to come hear his pitch.

Hello Everyone,
This week the guys will be working on the windows in the front to be completely installed, all extra framing work to accommodate mechanics to be complete, an eave soffit mock-up done and approved, the chimney flashing and extension to be well underway and close to completion be the end of the week, all finish flooring to be removed and processed for reinstallation, tree removal and milling to begin this week.
Dean and Josh, the site supervisor, from B&D were out to the site today. A few points from their meeting with Jon today:
1.The radiator and grill locations are to be marked for approval on Wednesday.
2.Climate panels are to be installed throughout the ground floor, they have no intention of doing a staple up system. This process will be consistent; however, it will be a change work order from MFM. We will need to build the sub floor back up to an even plane. I will work on the numbers tonight and let you know what the additional cost will be on Wednesday.
3.Mechanic runs and equipment placement seem simple at this point but will require a small amount of boxing on the inside of a few closets. We will waive a change work order here.
4.B&D wanted it to be clearly known that the primary heat source will be the Mitsubishi mini-split forced air units. The hydronics are being designed to act as a supplement during extreme cold points of the year.
5.The condenser placement will need to be decided on within the month.
6.B&D has a schedule opening next week, so they can start the heating and cooling roughing.
A review from the site meeting today:
1. The central vac locations will appear on a revised drawing which will be distributed by the end of the week. There will be relocations and ports added. The central vac company had proposed 6 inlets, any additional inlets will reflect a change work order.
2. One secret door will be installed to the maximum head height. The other opening will be framed and sheetrocked.
3. Paver selection and site work including the garden wall will be developed over the next couple of weeks and will include a site meeting.
On Tuesday, Tom will meet Anthia at Trillium’s office. On Wednesday, at 10:00, we can have the site meeting to review the radiator and grill locations. We can also review the LEED questions that Barbara and Phyllis have. I will have the change work orders for the beam, widening of walls to accommodate mechanics and the sub floor cut back for the heating.
Fitting It All In- LEED Platinum Home Progress Report

Hello Everyone,
The snow held up the guys a bit this morning. They will start working on the windows in the front of house (all of the new construction windows are in), Jon will work on a mock up fascia and eave detail for approval and build the front porch.
Peter, the electrician, will be out tomorrow to go through the electrical revisions with Anthia, Elizabeth and Jon.
Cliff, the plumber, will be out to do some more roughing.
Dean, the central vac, installer will be out Thursday.
As for the weekly meeting, with Anthia and Elizabeth being on site tomorrow that that will suffice for the week. Barbara and Phyllis, they are starting at 9 with the electrician and then going into Jon’s questions. I think it is your call if you want to be there.
As for the questions:
Jon and the subs are all asking about the first floor wall that they can run their wires, pipes, tubes, etc, up to the second floor.
We need to build out the rear wall at the top of the stairwell for the basement staircase.
We need some space in the wall facing the bathroom in the 2nd floor master bath.
In the master bath, the way it is configured now, we will need to install a header according to the inspector.
We want to verify PEX and copper.
A number of millwork questions that do not need answers right away.
Azek and Chicks on the Job Site - LEED Platinum Home Progress Report
Contractor's Notes 2-14-11
Hello Everyone,
For this week the guys will be installing windows and doors all week.
Cliff, the plumber will start his roughing on Thursday. He did say that he will need to know what valves are going in to the shower. Anthia, if you do not have the info he said he could call Dionne.
B&D was awarded the bid for hydronics and cooling. Dean will have his office start the necessary paperwork.
Peter, the electrician, is finalizing his numbers for the contract, when he did his walk through on Friday, there were a few changes from the 9/17 drawings. He is going to draw up a separate change work order for the electrical for B&D.
Tom, the cabinet maker, is starting to do his drawings. Elizabeth, he needs verification on the trim profile. There is a profile in the 9/17 drawings, but due to the various changes, he wanted be certain so that his story boards will be accurate.
For the Wednesday meeting it sounds like all of the ladies will be meeting at Trillium to discuss the LEED checklist. The only question Jon has is if we are not going to use Azek (Anthia saw some examples and did not like the look) what will the fascias and soffits be made out of. Elizabeth and Anthia, we will need this decision sooner than later because they cannot start putting on the roof shingles without doing the fascias first.
We will need a final decision on Hardi colors by the end of this week, regarding the trim and the body of the house.
Anthia and Sam, I will be sending over a change work order later on today. This one will reflect the upgrade in cabinetry, the central vac system and the additional ½ round window.
We have hired a new laborer. Her name is Kirsten and will be starting on the job tomorrow.
As for the zoning issues regarding the CO, the shutters and swing set, I think that we should wait until the end of the job to deal with those. Woody will not need to come out for inspection for awhile. At the end of April, we can assess the July 1 completion date and figure out what he will need to see complete for the CO. The shutters would not go on towards the end of the job anyway, so the next time he comes out for inspection, I can have Jon ask him. It would be most helpful for us if the swing set did not go on site until we are off site.

This week’s rundown:
The guys are finishing up the rake edges on the roof and are starting to install windows. The house will be water tight next week.
Sunlight Solar was out on Monday and will be getting us a bid this week. They have done LEED projects in the past, but with all of the recent changes they wanted to make sure that if there was anything new regarding solar and solar thermal if we could please let them know. Barbara and Phyllis, is there anything in particular in your manuals?
Josy contacted us and said we can start submitting information regarding the LEED credits to her. I would like to nominate Barbara and Phyllis to head this up as they have both passed their LEED exams and have the manual at their disposal. It seems to make sense to have them as the point people instead of each of us doing random parts.
Both the electrician and plumber will be out at the end of this week to do their walk throughs before they start roughing next week. Peter mentioned that UL-damp proof fixtures is fine if it is not in direct contact with the weather, otherwise you will have to do UL-wet proof. B&D sent some info regarding what they would need Peter to do electrically for their portion of the job, I just forwarded that to him. So hopefully by the end of the week we will have what Peter thinks about the EMFs and the B&D quote.
B&D also sent over some references, they are listed at the bottom of the email.
I spoke with the door distributor yesterday, they said for the exterior doors they would recommend a fiberglass door for energy efficiency and durability. They are still going to get us a quote from the factory to see what it will cost to do the custom Dutch door.
As for the Hardi, we have generally used the Navajo Beige for trim. I went back and checked the jobs from the past 5 years, we have generally installed Hardi in the yellow, blue, green and gray ranges. I can give you those addresses if you would like to see the different styles, Anthia.
So, are we on for tomorrow on site? Jon would still like some verification about the half round window. So, Elizabeth, even if we do not have the meeting, can you please go there when they are on site to show you where it will land?
Solar Panel Planning - LEED Platinum Home Progress Report
Contractor's Notes 1-31-11
Hello Everyone,
The roof has been built, sheathed and weather watched. The guys will be working on the roof a bit more this week and then start installing the windows and doors.
Once the building is water tight, then the plumber, electrician and heat contractors can all start their roughing. We are hoping next week, but everything right now is weather dependent.
Now that the cabinet maker has been out to the site, spoke with Anthia and did field measurements, he will now come back to us with his drawings. Once they are reviewed and approved, then he will move to the story boards. From that round of approvals, he will then start constructing the cabinetry.
Sunlight Solar has asked to push today’s meeting until this Friday at 11:00. Anthia would that work for you?
Tomorrow is supposed to be disastrous with snow. Shall we just have the meeting next Wednesday?
Also, Barbara, Phyllis and I reviewed some receipts and LEED paperwork last week. Anthia, would you consider installing 3 feet of tile at each entrance point? It would help with the points and save your wood floors. I have been so thankful that we have 12 sf of tile inside our front door with all of this snow that we have been having, it is definitely helping the rest of the floors. Something to think about.

Hello Everyone,
For this week:
The guys are working on framing the 3rd floor/attic. The last of the beams is in and they will be sheathing the roof soon. If this weather can cooperate for a few days, they are hoping to get some windows installed at the end of the week.
I assume that there will be a site meeting tomorrow and then -Barbara and Phyllis- I will see you afterward to discuss the refuse/recycling receipts. Stamford Forge is mailing their information, so we should have it by Friday.
We are ordering up the roof underlayments for the very beginning of next week. We will need a decision on the Solaris color by the end of this week.
The cabinet maker’s numbers came back in. We met last night and he went over the drawings and prices with me. I will send those in a separate email. One thing that we do to start moving forward on is hardware. Anthia you had mentioned brushed nickel is the color you would like. We have worked with Canaan Hardware in the past If you would like to talk to him about styles so that we can gauge pricing.

Hello Everyone,
For this week the guys will finish up the 2nd floor, install the 3rd floor LVLs, install the attic floor and prep the basement.
The windows will be delivered the 12th (hoping that the snow storm does not come). If the weather is too bad it will probably be Friday or early next week.
For Wednesday’s meeting, if the weather is bad, Thursday is fine and does not necessarily have to be on site. The topics we would like to address are:
Quick review of heating (I will forward Ruhnke’s numbers to everyone tomorrow so that we can have a quick discussion).
Electrical, Peter picked up the plans and I will give him the EMF reader once I receive it. He said the price will probably stay in the same ballpark. I think we should invite him to the next meeting to walk through the site with us.

On a very good note, the building inspector told the zoning inspector that he needed to come out to the site to see what has been accomplished. Woody was very nice and very appreciative of all of the steps taken to stay within the town’s guidelines. It was a very positive meeting that I think will help us in the future.

For this week’s rundown:
All week is framing. The goal is to have the 2nd floor completely framed up so that we can start in on the 3rd floor and roof next week. Weather permitting.
Our goal is to get the windows delivered next week, the plumber out the week of the 17th to start roughing and the electrician the following week to start his roughing.

Heating. We should have a firm decision within 2 weeks. Ruhnke is getting his numbers to me tomorrow so I can bring those to the meeting.
Roof. We would like to use 5/8” CDX and EPS.
Front Door. We plan on installing the windows and doors the week of the 24th.
LEED Checklist. How much is done and what paperwork is needed.
Cabinetry.
